1.      What materials is the roof made out of?

This is one of the most important questions you can ask because it will tell you a lot about the roof and maintenance issues you may encounter. Different materials have different lifespans with asphalt shingles lasting 20 – 30 years while clay tiles, slate, and metal can outlast them by decades.

Not only does material impact lifespan, but material can also impact things like cost to repair (asphalt shingles are less expensive to replace than the other materials listed above) and the way the home retains heat.

2.      How old is the roof?

You need to know how old the roof on your new home is to budget for future repairs and replacements. As we discussed above, different roofing materials have different lifespans so an asphalt roof that is 20 years old is going to be much different relative to a clay tile roof that is 20 years old.

You should also think carefully about how long you expect to live in the home and how the age of the roof might impact your future resale value.

3.      Who originally installed the roofing system and who has made necessary repairs?

Not only is it absolutely critical that you know exactly who installed the roof, you also need to know who made every last repair on the roof, and see proof if possible. If you find that anyone other than a reputable, licensed, and insured contractor worked on the roof at any point, we would advise you to run the other direction.

Roofing work that is completed by unqualified roofers is not only a safety risk, but it can also cause issues with warranties and homeowner’s insurance policies.

4.      Is there a warranty and if so, is it transferable?

Although not every single roof will have a warranty and not every single warranty is transferable, the vast majority of roofs that were installed and repaired by reputable contractors will have transferable warranties.

We would never tell someone not to buy a home based on a roofing warranty or lack thereof, but having a warranty is a huge perk. Depending on the type of warranty that is transferred to you, you might be able to receive protection for either material defects, workmanship errors, or both.

5.      Does the seller have a roof report and if so, will they share it?

If the seller has been keeping up with routine roofing maintenance and inspections (a good sign to look for as the buyer!) they should have a roofing report to share with you. The report should disclose the current health and age of the roof, along with recent repairs or any potential issues.

If the seller claims to have one, but will not disclose the report, this is a red flag. In the past we have seen this result in the seller either not actually having a report to share or that they were hiding damage from the potential buyer.

If you have asphalt shingles on your home, you should know that UV rays can lead to a breakdown of the chemical coating on your shingles. When this happens, the oily substance covering the shingles can evaporate, leaving them unprotected. This can lead to dry, cracked shingles. It isn’t just the damaging UV rays we’re obligated to warn you about, but the overall heat degradation your shingles may face. What to Look for in Your Homeowner’s Insurance Policy

Understand if and how age is a factor

When determining coverage for your home, insurance companies will take the age of your roof into consideration. Every company handles it a bit differently, but if your home has an older roof (20+ years) you might find that:

  • Your insurance company requires a roofing inspection before approving coverage
  • Your insurance company may only offer the current cash value for a replacement, meaning that many of the costs will be out of pocket for you
  • Your insurance company of choice might flat out refuse coverage if the roof is not replaced first

Coverage for leaks can be spotty

We’ve found that for most of our Florida residential roofing clients, leaks are covered if the following circumstances are met:

  • Preventive maintenance was performed to prevent the leak in the first place
  • Action is taken quickly upon discovering the leak
  • The Florida residential roofing specialist repairing the damage is licensed and certified

If however, delays are recorded or you opt to work with an unlicensed contractor, this could cause your coverage to be voided.

Extreme weather is pretty much guaranteed, other weather is not

Most home insurance policies will cover damage caused by natural disasters such as hurricanes (good news for us Florida residents!), fires, tornadoes, etc. in what is known as an “Act of God” clause. This protects you from the many unpredictable extreme weather circumstances you might face.

What is not always covered, is damage from wind, rain, hail, and snow. When it comes to these more “standard weather” circumstances, insurance companies often take the age and condition of your roof into account, along with the specifics of your particular policy to determine coverage.

Maximums and other limitations may exist

Depending on the policy you choose to purchase, there may be spending maximums and limitations as to the contractors you can work with, materials you can use, and the type of damage that your insurance will cover. When you sign up for a policy, it can be tempting to choose the cheapest one, but we get what we pay for and when you choose a cheap insurance policy, you’re going to have low maximums and various restrictions to what you can do. 

Some insurance is always better than no insurance, but try to maximize your coverage and allowances the best your budget permits.

How Heat and Humidity Affect Your Florida Roof

I’m sure I’m not telling all you Florida residents something you don’t already know when I say that it can get pretty humid out there. And while it certainly affects our life when the temperature rises and you can feel the moisture in the air, most people don’t think about the ways it can affect your roof. Your roof is out there protecting you and keeping you cool from the sun, but in turn it can take a beating. Because of this, we decided to write a blog about the effects of heat and humidity have on your roof.

The unfortunate truth is that both heat and humidity can significantly decrease the life of your roof. The heat can cause your roof to expand, stretch, crack, break, and a variety of other not ideal actions. The holes and cracks that are created can allow moisture into your homes, which is only exasperated when the heat comes with humidity. The moisture can also become trapped in the cracks of your roof, which will lead to mold, rotting, weakening, and a host of other problems.

On top of the cracks and holes that lead to moisture in your roof, attic, and crawlspace, the heat and humidity will also increase the temperature of your roof. And that increased temperature means an increased workload for your air conditioner, which already has a harder job because of the moisture in the air. Unsurprisingly, that means that, if your roof isn’t up to the task, your energy bills could skyrocket.

And I know you’re reading this thinking, “But I can’t stop the sun from being hot and Florida from being humid, so what am I supposed to do?” Well, I’m glad you’ve made it this far! There are a few things you can do to make sure your roof is protecting yourself, your family, and your wallet from the heat and humidity of the Florida sun.

The first is to make sure your roof is properly ventilated. A lot of times, people say that a wave of humidity feels “stuffy”, and that feeling is only amplified when there’s no air flow. The vents will help prevent condensation from forming and will also dissipate the heat. By preventing condensation from forming, it will also help stop the formation of mold on the interior of your home.

This one shouldn’t come as a shock since it’s right in the name, but a dehumidifier can also help with the humidity in your attic and roof. A dehumidifier works in conjunction with roof ventilation to stop the accumulation of condensation. Even if no one regularly goes into the attic, running the dehumidifier there can have positive effects throughout the whole house, including a cooler environment and a lower energy bill.

And lastly, making sure your roof is inspected regularly and all repairs are made as soon as they are noticed should be a priority when it comes to roof maintenance. This step is especially important for us in Florida, where a small crack or hole could mean costly energy bills. Even if it’s not noticeable, the heat and humidity could cause your foundation to weaken through its constant expanding and retracting. And you also run the risk of a costlier repair when the small hole or crack becomes a bigger issue in the next storm or heat wave.

This is all to say, there’s nothing you can do to stop the sun. As Annie said, it will come out tomorrow, and my guess is it will still be as hot as is what yesterday. The humidity it brings has an effect on your mind, body, and roof. But making sure your roof is properly ventilated, running a humidifier, and having a professional come out to take a look regularly will help your roof protect you and your family for years to come.
