What To Look For In Your Roof Quote

Alright, so you’ve had that reliable, trusted roofer take a look at your roof. The inspection has been done and now we are on to the next part of the process: the quote. Also known as the estimate, this is the report that the roofer provides at the end of the inspection process to let you know how your roof is doing and the approximate cost of the repairs that they have found. To help you fully understand what goes into a roofing estimate, check out the below!

What is Included in the Roof Quote?

Any professional roofing company will break down your quote into easy-to-follow items so you can know exactly what you’re paying for and how much it should be. The materials used and services provided should be specifically stated in the estimate so there is no guesswork when it comes to your roof work. The roof quote will also give an estimated timeline for your project so you can make sure that it fits into your schedule.

Will the Timeline Take Your Life’s Schedule into Consideration?

Your life should not be interrupted because of roof work. Whether you need your home or business’s roof done, you should feel confident that your day-to-day schedule will be minimally interrupted. Another part of the schedule is the availability of materials. All of the materials needed to do your roof work should be acquired well before your job is started- you definitely don’t want the job to be 75% done only to be waiting on materials. And lastly, the bigger the roof, the longer it will take. But this should all be explained by the roofer and in the quote!

Does the Roof Quote Expire?

With the cost of materials and their availability changing every day, there should be a clearly established expiration of your roofing quote. The price will constantly be changing, so knowing how long you have the price on the quote locked in will help you with how quickly you need to make a decision.

Will the Roofers Fix Unexpected Damages?

No matter how in depth the inspection is, there is always the possibility of hidden damage. It could be hidden under the layers of roofing, it may have made itself known as the project is underway- no matter the way it was discovered, you are going to want to know your roofing company’s plan on dealing with these unexpected hurdles. Some quotes may have an extra line on the estimate for unforeseen damages, some may add them to the labor costs. But no matter what, you will want to know your roofer’s plan for how they’ll deal with it and how that will affect you.

Any reputable roofing company should go over this and so much more when discussing their roofing quote with you. They should be eager to answer any questions you have and make it a top priority to make sure this whole roofing process is as simple as it can be for you. After talking with your roofer about your quote, you should be confident in the cost, the timeline, and the scope of your roofing project.

Your Guide to Gutter Cleaning

Gutters might be the most underrated part of your roofing system. They never truly get the credit they deserve- they’re integral to how your roof is supposed to work. And with the weather that we get here in Florida, these unsung heroes need to be ready to perform their duties for your property. All that rain and other precipitation needs somewhere to go. But, with the importance of the gutters to your roof, you don’t want to go up to check and clean the gutters unprepared.

Doing so can lead to damage to your roof, your home, and even yourself. That’s why we’ve gathered some of our best tips and tricks to help you safely and effectively get those gutters up to code.

Ladder Safety

First things first, always make sure that you’ve let someone know that you’ll be performing some gutter maintenance before you get going, just in case of an accident. Even the most experienced ladder users can fall if a gust of wind comes rolling through, so make sure you inform someone that you’ll be using a ladder.

Also, you’re going to want to inspect the ladder. A small issue could mean that your ladder isn’t safe to use. And once you’ve inspected it for safety, you’ll want to attach a bucket for the dirt and debris that is in your gutter. Secure that bucket with a lanyard so you don’t have to carry it around while you’re going up and down the ladder. And the last step- make sure there are no power lines or tree branches that will be blocking your path.

The Right Materials

Along with a safe ladder, you’ll want to get all of your materials before you get up on that roof. One of the most important things you’ll want to grab is a good, sturdy pair of gloves. Your hands need some protection against the debris that’s clogging your gutters, as it’s likely full of bacteria. Those gloves will also protect you from cuts from any shards that may have found their way into your gutter. Protective eyewear is also important as you never know what could come out of those downspouts.

And as for the actual cleaning of the gutters, there are two important items you’ll want to have: a scooper and a hose. You could use your hands to scoop out the debris in your gutter, but that scooper makes the job even easier. The technology has come a long way with the scooper, so you’ll be able to find a scooper specific for your gutters. And as for the hose, a pressurized spray nozzle attachment will help you with those final cleaning steps. You can also use it to confirm that water will safely travel through your gutters, down your downspouts, and away from your home’s foundation.

Pre-Cleaning

Now, we’ve talked a lot about the preparation that goes into cleaning your gutters. But, with the right steps, the actual cleaning should be a breeze! The first prep step is to get a tarp to put under you and your ladder to catch any debris that drops from your gutters. This tarp can also protect your landscaping and sidewalks.

Next, you’ll want to sweep or rake-off any excess debris that’s on your roof. You don’t want to go through all the work of cleaning your gutters just for the next rainstorm to push all the roof’s debris right back into your gutters.

Finally, the Actual Cleaning of the Gutters

We’ve made it! You are ready to get your gutters into tip-top shape. If you’ve performed all the necessary steps listed above, then we are at the easy part of the day! Make sure your ladder is safe and secure, your bucket is ready for debris-catching, and get to scooping that dirt out of your gutters! Once you’ve gotten as much as possible out of your gutters, run your hose to collect any remaining debris and ensure that rain and melting snow have a path away from your home.

All in all, it’s really a simple process. But this simple process is so important to make sure that your roofing system is operating properly. If you have any questions about how to properly clean your gutters or any other roofing services, you know where to find us, so call us today!

Should You Repair or Replace Your Roof?

The day has come. You’re at the point of your roof’s life where you know it needs some help. But just what needs to be done? There are usually two main options when it comes to helping out an old roof: repair or replace. And it’s usually not too obvious which one you should do. You don’t want to replace it too soon because it’s almost always the more expensive option. But you also don’t want to wait too long or you’ll end up with leaks and damage, which could end up being more costly than the replacement. So how do you know if you should repair or replace your roof? Check out some factors below!

The first thing you should consider is the age of your roof. If your roof has already lived beyond its expected lifespan, you’re most likely going to want to replace the roof rather than repair. Eventually, every roof will need to be replaced, but whether or not that time is here could depend on how old your roof is. Repairing a roof that is already up there in age might just turn into a quick fix that you have to continuously do, so in that case, replacing may serve your needs better.

Another factor is how widespread your problem is on your roof. If it’s just a missing shingle or a small crack, there’s a good chance that repairing will be the way to go. However, if water has seeped into the underlayment of your roof or there is major damage, a repair might not be the way to go. You may need to go the replacement route if there’s substantial damage.

I know we just mentioned it but it’s worth repeating: if there is moisture damage to your roof deck, you are more than likely going to want to replace the roof rather than repair. The repairs would be like slapping a band-aid onto a broken bone in this case, as the foundation of your roof would have significant damage.

You should also ask, even if it is just a small repair, how much more a replacement will cost. While repairs are almost always going to be the cheaper option, sometimes a somewhat costlier replacement could have you sitting pretty for years to come while a repair might need to be done again in a short while. If it’s only a little bit more expensive, you might want to think about going for that replacement so you can have even more peace of mind.

Lastly, and this one is just aesthetic, but how important is it that your roof completely matches? There’s a very good chance that, with a repair, the shingles will be slightly off. It could be just that they are new while the rest of the roof is a little bit more worn down, but either way, there could be a few spots with slightly different colors or materials. So, if you take pride in how your roof looks (why wouldn’t you??), then you may want to consider a replacement when there is damage to your roof.

Now, there are plenty of other factors that go into the decision of repairing or replacing a roof. But this is a good place to start when the time comes to get some roof work done! Any professional roofer will be more than happy to explain all of your roofing options in detail and answer any questions you may have, but these are a few things to think about while talking to that professional roofer.

How to Find the Right Florida Roofing Contractor

So it’s time for some work to be done on your roof. Maybe it’s just an inspection to make sure that everything is looking up to code. Maybe it’s a small repair because you think you saw a crack in your shingles. Or maybe your roof is in its final days and you need someone to come replace your roof. No matter the reason, you’ll want to choose the best of the best when it comes to roofing contractors. Now, of course we have a suggestion on who to choose, we wanted to lay out a few questions you should be asking when it comes to choosing the right roofer.

  1. Is the roofing business local?

Unfortunately, the roofing industry has a problem with “fly-by-night” roofers or storm chasers. These are roofers who travel to an area after a big storm and start knocking on doors. Sure, they might offer a lower price to attract your attention.

But, those lower prices come with some major asterisks. The main one being, they’ll get their job done as quickly as possible and then leave town to chase the next big storm. So when your roof has a problem, which it almost certainly will, these roofers are nowhere to be found.

So now you’re stuck in the same situation you were before, only you’ve already paid once for this job to be completed. That’s why you’ll always want to make sure your roofers are at least local enough to come by to help if your roof is having issues.

  1. Is the roofer licensed, bonded, and insured?

You should always ask for proof of all 3 of these before getting too deep into a conversation with a roofer. It will, first off, help you avoid the storm chasers we discussed above. But what do these things mean, exactly?

Being licensed means the roofer has registered with the state’s board of licensing contractors. This helps them operate their business and conduct projects legally.

Bonded means that your roofer is operating ethically. It ensures that even if the business were to go under or there is a problem with the workmanship that their company doesn’t fix, the bonding company will protect you and make sure that your roofing project is completed.

And insured means that the roofing company has general liability and workman’s compensation to protect you and their employees.

Making sure that your roofing contractor has all three of these certifications will give you the peace of mind that you are working with a reputable company.

  1. Do they have any references for similar roofing jobs?

This is one way to figure out how much experience the roofer has with roofing projects similar to yours. And it’s a good way to figure out how confident they are in handling your roof job. If the roofer quickly and happily sends over some roofs for you to check out or some contacts to call, you’ll know that they’re proud of their work and that they want to instill the same confidence they have about your project. Not only that, but you can talk to the people who worked with the roofer before and see what that process is like and if they would recommend.

Of course, the opposite is true. If they are hesitant or get defensive when you ask for references, there’s a good chance that there’s something behind the scenes that they don’t want you to know about. They may not have any experience with your type of roofing project, or they may not be as reputable as they told you they were when you first started talking. Either way, if the roofer isn’t willing to pass over some references, you’ll want to stay clear.

  1. What kind of warranty do you offer?

Even the world’s best roofer’s roofs will run into unforeseen events. As the saying goes, “You can plan a pretty picnic, but you can’t predict the weather.” And although that saying is more of a metaphor, weather is definitely the number one unforeseen event that your roof will take.

But, like all humans, the world’s best roofer is also prone to a mistake from time to time. So checking on your roofer’s warranty is a big thing to check off your to-do list when deciding who to work with. These warranties give you the peace of mind knowing that your roofer will be there to help with any of those unexpected occurrences.

These are just a few of the things you should ask any potential roofer when you’re looking for help on your next roofing project. These questions will make sure that you will be protected for years to come and that you’re working with a roofer that wants to help you.

2022 Roof Maintenance Checklist

Well folks, we made it! 2022 is here and with it comes a new roofing checklist. As long as you are staying up to date with all of your roofing needs, you should have a roof that lasts well into its lifetime with minimal issues.

Of course, the opposite is also true: ignore or neglect your roof and you could end up in a financial headache. The roof is one of the most important parts of your home or building, so follow along with these few checklist items and you’ll stay protected.

  1. Schedule Your Inspections

Not exactly shocking, but having a professional look at your roof twice a year is going to be your best bet to making sure your roof is issue-free. A professional roofer is going to know what to look for, what issues need to be solved right away, and what the estimate for those costs will be. They’re also the experts when it comes to roof, so if they don’t see anything during your inspection, you’ll have the peace of mind that your roof is ready to protect you and your family.

  1. Clean Gutters

We’ve said that the roof is one of the most important parts of your home. Well, the gutters are one of the most important parts of the roof! The gutters move rain, snow, and any other types of precipitation off your roof and away from your foundation. This makes sure you don’t have water damage from piling storm water. But if the gutters are clogged, the water won’t have anywhere to go and will pool up on your roof, which can lead to internal damage to your home.

  1. Limit Moss & Algae Growth

You obviously don’t want anything growing on your roof. Moss or algae can get under your shingles and even into your home if you don’t fix the problem right away. There are a number of factors that can lead to the growth of algae and moss, like lots of shade or a wet climate. If you’re in an area that is conducive to moss and algae growth, you are going to want to have regular inspections to make sure your roof isn’t home to these invasive species.

  1. Remove Nearby Tree Branches

Tree branches that hang over your roof have the chance to cause damage to your roof if they fall in the next big storm. These possible issues can be solved if the branches that hang directly over your roof are trimmed. We also mentioned that a very shaded area can lead to moss and algae growth, so best eliminate that problem right away by trimming any overhanging branches.

  1. Clear Off Debris

The more debris that is on your roof, the heavier it is going to be. And that debris can absorb water when it rains, leading your roof to be even heavier and increasing your chances at water damage. And if the debris doesn’t stick to your roof, it can run off into your gutter, causing the build-up that we mentioned in step 2. You want to make sure you are regularly cleaning the debris off of your roof to make sure there are no unnecessary issues.

These are just a few of the checklist items you should be regularly performing to make sure your roof has no issues. An inspection in the spring and fall from a professional roofer will always be our #1 recommendation, because they will know exactly what to look for and can perform any necessary repairs or maintenance to make sure your roof is ready to protect. But if you are making sure the above are taken care of, you are going to be in much better shape!

Why Now is the Time to Act on Roof Repairs

Somehow, it is already November, which means we have made it through another year of spring showers, summer heat, and hurricane season. It also means that as late fall and early winter are upon us, it is time for you to take action on any necessary residential roof repairs on your Florida home.

If you’re thinking of delaying until late winter or early spring, the team at All Area Roofing would like to discourage you from doing so! Below we’re sharing the 5 biggest reasons that now is the time to act on residential roof repairs to inspire you to do so today! Keep reading below.

5 Reasons Now is the Time to Act on Residential Roof Repairs

1.      Winter is Florida Roofer’s Busy Season

Winter is often the busiest season of the year for Florida roofers because it is the easiest season for us to work in. We don’t say this to discourage you from taking action, but to encourage you to take action quickly. The team at All Area Roofing is seeing our winter residential roof repairs booking calendar fill up quickly and we know the other reputable roofers in the area are seeing the same thing. Give us a call today to ensure you’re able to get your repairs taken care of before it’s too late!

2.      We’ve beat the summer heat

Although we can and do schedule residential roof repairs during the summer months, the Florida heat makes it tricky. Thanks to the brutal temperatures and strong UV rays, the hours our teams can safely work on your roof is limited to late evenings and early mornings in the summer months. This might be fine for commercial repairs, but can cause quite the disruption for homeowners, especially any with young children!

3.      Hurricane season is safely behind us

With hurricane season behind us for the year, we’ve seen the damage this year’s storm season has caused and know what needs to be repaired. We also don’t expect to be interrupted by another hurricane or tropical storm for many months, giving us an adequate window to make residential roof repairs.

4.      Spring showers bring… major delays

We all know that spring showers bring May flowers, but did you also know they bring major delays to active construction projects? As Floridians, we are no strangers to our pop-up spring storms. One minute it’s beautiful and the next you’re taking cover under the nearest awning to wait out a surprise storm. Our teams can work through light rain and some drizzle, but we need to press pause when the rain really starts to come down and spring showers mean pressing the pause button more often than we’d like, leading to delays and continued interruptions for your family.

5.      You have adequate time to prepare for the harsher months ahead.

Many would agree that the winter months are the best time of the year to be a Florida resident. The temperature is warm, but not hot. The sun is shining, but not impossibly strong, and we go through a rather dry period. Not only does this make winter in Florida attractive to snowbirds, it also makes it an attractive time of year to take care of roof repairs. Winter is the calm before the actual storms and the perfect time of year to prepare your house for the stormier and warmer months that lie ahead.

If you are overdue for a roof inspection or have been ignoring necessary residential roof repairs, now is the time to act. Give the All Area Roofing team a call today to get started on your roof repairs because before you even blink, spring will be upon us!

5 Roofing Related Questions Every Homebuyer Should Ask

Whether you are buying your first home or your fifth, the process always seems to be equal parts exciting and confusing. One of the more confusing and often forgotten aspects of the home buying process is the roofing system. Many buyers think that nothing beyond the general home inspection process is needed, but unfortunately that is incorrect.

At All Area Roofing, we help homebuyers dig deeper and ask the right questions so they get an accurate picture of their new home’s roofing system and any problems they may encounter. To help you do the same, the All Area Roofing team is sharing the 5 questions every homebuyer should ask about the roof before signing on the dotted line. Keep reading below to learn what they are and why the answers matter!

5 Roofing Related Questions Every Homebuyer Should Ask

1.      What materials is the roof made out of?

This is one of the most important questions you can ask because it will tell you a lot about the roof and maintenance issues you may encounter. Different materials have different lifespans with asphalt shingles lasting 20 – 30 years while clay tiles, slate, and metal can outlast them by decades.

Not only does material impact lifespan, but material can also impact things like cost to repair (asphalt shingles are less expensive to replace than the other materials listed above) and the way the home retains heat.

2.      How old is the roof?

You need to know how old the roof on your new home is to budget for future repairs and replacements. As we discussed above, different roofing materials have different lifespans so an asphalt roof that is 20 years old is going to be much different relative to a clay tile roof that is 20 years old.

You should also think carefully about how long you expect to live in the home and how the age of the roof might impact your future resale value.

3.      Who originally installed the roofing system and who has made necessary repairs?

Not only is it absolutely critical that you know exactly who installed the roof, you also need to know who made every last repair on the roof, and see proof if possible. If you find that anyone other than a reputable, licensed, and insured contractor worked on the roof at any point, we would advise you to run the other direction.

Roofing work that is completed by unqualified roofers is not only a safety risk, but it can also cause issues with warranties and homeowner’s insurance policies.

4.      Is there a warranty and if so, is it transferable?

Although not every single roof will have a warranty and not every single warranty is transferable, the vast majority of roofs that were installed and repaired by reputable contractors will have transferable warranties.

We would never tell someone not to buy a home based on a roofing warranty or lack thereof, but having a warranty is a huge perk. Depending on the type of warranty that is transferred to you, you might be able to receive protection for either material defects, workmanship errors, or both.

5.      Does the seller have a roof report and if so, will they share it?

If the seller has been keeping up with routine roofing maintenance and inspections (a good sign to look for as the buyer!) they should have a roofing report to share with you. The report should disclose the current health and age of the roof, along with recent repairs or any potential issues.

If the seller claims to have one, but will not disclose the report, this is a red flag. In the past we have seen this result in the seller either not actually having a report to share or that they were hiding damage from the potential buyer.

Buying a house is daunting enough and the last thing you need is added stress over the roof. If you are in the Central Florida housing market and are in need of assistance with roofing questions, the All Area Roofing team is here to help. Give our team a call today and we can prep you on exactly what to ask, how to ask it, and what answers you should listen for!

5 Threats to Your Florida Roof

Living in Florida certainly has its perks. Sunshine, Disney World, year-round golf courses, the list goes on and on. But, for all of the benefits, there are also some downsides. As residential roofers, the All Area Roofing team has seen firsthand how the Florida climate can have a negative impact on our client’s roofing systems.

To keep you informed, the residential roofers at All Area are sharing the five biggest threats to your Florida roof and what you need to be aware of to protect your home. Keep reading below to learn more!

Five Major Threats to Your Florida Roof

  1. The Florida Sunshine

They certainly don’t call Florida the Sunshine State for nothing! As much as we love the Florida sun and our year-round tans, the strong UV rays and constant sunshine can do a number on our roofs.

If you have asphalt shingles on your home, you should know that UV rays can lead to a breakdown of the chemical coating on your shingles. When this happens, the oily substance covering the shingles can evaporate, leaving them unprotected. This can lead to dry, cracked shingles. Scheduling regular maintenance with your residential roofers can help keep your shingles safe from sun damage.

  1. Heat Degradation

It isn’t just the damaging UV rays we’re obligated to warn you about, but the overall heat degradation your shingles may face. The extreme Florida summers can cause your shingles to rapidly expand, followed by rapid contraction when temperatures cool in the fall. This can cause straining for your shingles and lead to a number of issues.

Your residential roofers should inspect shingles that are peeling, splitting, or cracking, as these are all major signs of heat degradation. Left untreated, these cracks leave room for moisture and water damage overtime.

  1. Heavy Frequent Rainstorms

Native Floridians know that afternoon storms seem to appear almost every day out of absolutely nowhere. These frequent, heavy rain showers can wear down shingles and other elements of your roofing structure overtime. If they bring strong enough winds with them, they can even cause shingles to come loose from your roof.

Loose or missing shingles can easily lead to water damage that penetrates the roof deck and compromises the overall integrity of your roofing system. Moisture can also lead to problems like mold, mildew, and wood rot in your attic.

  1. Poor Ventilation

As Florida based residential roofers, we firmly believe that a well ventilated attic and roofing system is one of the most important elements of your home. Poorly ventilated attics can cause air and heat to become trapped, leading to many issues for your home including decreased energy efficiency, mold, mildew, and wood rot. Avoid these issues by ensuring your home is properly ventilated and if it is not, taking the necessary steps to fix the issue.

  1. Overhanging Tree Limbs

We love our palm trees, the bigger the better! But, only when all limbs and branches are a safe distance from our homes. When tree limbs grow long enough that they hang over your home, they become a major hazard to your roof and home in general. All it takes is one extreme storm to take a limb off and send it right onto your roof, puncturing your shingles and leading to major repairs or even a replacement. Mitigate this risk by keeping tree limbs away from your property so it never becomes an issue.

Despite the many threats to our Florida roofs, the residential roofers at All Area Roofing would want to live anywhere else. We’ll take our UV rays and heat degradation over ice and snow pile ups any day of the week!

If the list made you pause to consider whether your roof might be in need of a few repairs, our team is here for you. Give us a call and we can schedule you for an inspection with one of our expert residential roofers today!

What to Look for In Your Homeowner’s Insurance Policy

Choosing a homeowner’s insurance policy can be a complicated undertaking. There is so much to consider – the valuables you own, the weather in your area, the age of your home, and many other factors all come into play. But despite all of the known factors, there is one piece that is often overlooked and that is the protections for your Florida residential roofing system.

At All Area Roofing, we have worked with many Florida residential roofing clients and their insurance companies. We’ve seen good policies, bad policies, and everything in between. Although we don’t consider ourselves to be insurance experts, we have definitely learned a few things over the years, which is why we’ve assembled this guide for you!

Whether you are a first time home buyer purchasing your first policy or a long term policyholder looking to make a change, we have advice for you! Keep reading below to learn what the All Area Roofing team advises our Florida residential roofing clients look for in a homeowner’s insurance policy.

What to Look for in Your Homeowner’s Insurance Policy

Understand if and how age is a factor

When determining coverage for your home, insurance companies will take the age of your roof into consideration. Every company handles it a bit differently, but if your home has an older roof (20+ years) you might find that:

  • Your insurance company requires a roofing inspection before approving coverage
  • Your insurance company may only offer the current cash value for a replacement, meaning that many of the costs will be out of pocket for you
  • Your insurance company of choice might flat out refuse coverage if the roof is not replaced first

Coverage for leaks can be spotty

We’ve found that for most of our Florida residential roofing clients, leaks are covered if the following circumstances are met:

  • Preventive maintenance was performed to prevent the leak in the first place
  • Action is taken quickly upon discovering the leak
  • The Florida residential roofing specialist repairing the damage is licensed and certified

If however, delays are recorded or you opt to work with an unlicensed contractor, this could cause your coverage to be voided.

Extreme weather is pretty much guaranteed, other weather is not

Most home insurance policies will cover damage caused by natural disasters such as hurricanes (good news for us Florida residents!), fires, tornadoes, etc. in what is known as an “Act of God” clause. This protects you from the many unpredictable extreme weather circumstances you might face.

What is not always covered, is damage from wind, rain, hail, and snow. When it comes to these more “standard weather” circumstances, insurance companies often take the age and condition of your roof into account, along with the specifics of your particular policy to determine coverage.

Maximums and other limitations may exist

Depending on the policy you choose to purchase, there may be spending maximums and limitations as to the contractors you can work with, materials you can use, and the type of damage that your insurance will cover. When you sign up for a policy, it can be tempting to choose the cheapest one, but we get what we pay for and when you choose a cheap insurance policy, you’re going to have low maximums and various restrictions to what you can do.

Some insurance is always better than no insurance, but try to maximize your coverage and allowances the best your budget permits.

Insurance is complicated, there is no doubt about it. And while we might not be able to change our Florida residential roofing clients’ policies, we can at least help set you up for success. If you are a homeowner in need of roofing work, but you aren’t sure what is covered in your policy, the All Area Roofing team is here for you. Give us a call and we can work through it together, alleviating your stress, and getting your roof back to tip-top shape in no time.
